Hi!  Welcome to Sarah Eubanks' webpage, it is my hope that you will be able to find useful information, be able to accomplish your plans, and achieve a variety of goals with all of the services that I am able to provide to you!  Please feel free to peruse this page, contribute to a blog, submit a question, or just browse.  I promise you that I will not barrage you with calls to solicit a sale from you.

Let's be honest with one another, call it what it is, and find success in our endeavors as a team.  I look forward to serving you in whatever capacity I am able to.  Whether you need a preapproval letter for a home purchase, interest rates on a refinance, or even "just" a notary to help you with personal documents, I want to be the first one you call on. 

First and foremost, I got involved with this business for two reasons.  My priority number one, was and is to be avaliable to my children.  Being a loan consultant allowed me to achieve that goal.   I have the flexibilty to work around their schedule, while still being organized and driven enough to get things done for my clients.  Secondly, it is a passion of mine to stand up for people being wronged.  I had seen that happening in the mortgage profession ~ to friends and to family.  I even knew of strangers who had horrible experiences with the industry.   Some call them predatory lenders, and I call them flat out liars.  Most loan consultants will not fully disclose to you what their profit is, how much they are getting paid by the lender and/or by you.  In this business, we charge an origination fee.  That is one method we are able to be paid by, and it is the most upfront way to see what the broker and originator are paid.  The other method of payment is by a rebate which is determined by the lender.  It is very common to make some rebate money from the lender, and is considered a very fair practice.   My only complaint is when the broker collects both, but never fully allows you to know their pay structure.  

I make a few promises to all of my clients, and these are guaranteed to you every time;

*  I promise to phone you back within an hour of your call, text, or email.  Even if I do not have the answer, I will phone you back to let you know that I am working on it.

*  I promise to never lie to you about your interest rate, how it is derived, and how I am being paid.  If you would like to see the actual rate sheet which I go off of, I will happily provide that to you.

*  I promise that I will do what it takes to earn your business, keep your business, and try to earn referrals from you ~ as long as "what it takes" is legal, moral, and ethical.
